The problem
One booking. Same 20%. Five different fees.
Every one of these bases is used by real co-hosts, and none of them is “wrong”. The problem is signing an agreement, or sending a statement, that just says “20%”. Try your own numbers:
| If “20%” is charged on… | Base | Your fee | Owner receives* |
|---|
*Assumptions for this example: 3 nights at $200; the cleaning fee is paid out to the cleaner, so the owner receives the Airbnb payout minus the management fee minus the cleaning fee. The host fee is calculated on nightly revenue plus the cleaning fee. With the default numbers, gross is $792.00 and the Airbnb payout is $770.40. These five outcomes match the published worked example in Key & Folio’s co-host commission guide, independently reproduced by our calculation engine and covered by automated tests.
The output
What the owner actually receives
SAMPLE The statement below was generated by the StayStatement beta from fictional sample data (two invented properties, invented guests). It is a format preview, not a real customer statement.
Owner statement — 2026-09 (sample data)
StayStatement · beta| Property | Gross | Airbnb host fee | Paid out by Airbnb |
|---|---|---|---|
| Maple St Duplex, Unit A (sample) | $1,202.00 | −$33.00 | $1,119.00 |
| Lakeview Cabin (sample) | $1,240.00 | −$34.50 | $1,205.50 |
| Totals | $2,442.00 | −$67.50 | $2,324.50 |
| Management fee — 20% of Gross booking (all-in: nightly + cleaning + taxes) = $2,442.00 | −$488.40 |
| Expenses — Supplies (sample) | −$45.00 |
| Expenses — Repairs (sample) | −$120.00 |
| Due to owner | $1,671.10 |
Every statement names its fee base in full, lists adjustments separately, and runs an internal consistency check between the file’s gross, host fee and paid-out figures. That check compares numbers inside your file only — it does not verify Airbnb’s records, and you should always compare totals with Airbnb’s own earnings report before paying out.
How it works
Month-end in three steps
No logins, no scraping, no API connection. Your payout file never leaves your computer — the whole thing runs in your browser.
Download
The transaction-history CSV from Airbnb — the export with Gross Earnings, Host Fee and Paid Out columns.
Drop it in
The file is read and calculated in your browser. It is not uploaded to a server — there is no server copy of your financial data.
Send the statement
Set your fee once — percentage and base — add the month’s expenses, and print or save the statement as a PDF.
What “in your browser” does and does not mean
Local processing means your payout file never leaves your device and we never see your revenue figures. It also means honest limits: the tool works from the CSV you give it, so a missing or partial export produces a partial statement (the tool flags missing columns and totals that do not reconcile); it currently supports Airbnb’s transaction-history CSV only — Vrbo and Booking.com exports are not supported yet; statement months follow the transaction dates in the file; and it is a statement generator, not accounting or tax advice.

Questions
Asked by co-hosts
Which Airbnb export do I need?
The transaction-history / earnings CSV that includes Date, Listing, Gross Earnings, Host Fee, Cleaning Fee and Paid Out columns. If your export uses different column names, the tool tells you which columns it could not find instead of guessing silently.
Do you connect to my Airbnb account?
No. There is no login, no scraping and no API connection. You download the file yourself and the tool reads it locally.
I use a PMS already. Is this for me?
Probably not — if your PMS produces owner statements you are happy with, you do not need this. StayStatement is for co-hosts who manage statements in spreadsheets today.
When does it launch?
When the early-access group says the statements are right. Join the list and you will be asked to test with your own (redacted if you prefer) export before any paid plan exists.
